EXPERIENCED TEAM
Fratelli Capital is a commercial real estate investment and asset management firm that specializes in value-added and ground up development opportunities in commercial assets. Our goal is to build long term wealth in stable investments through acquisition, re-positioning, remodeling, improved management and total re-branding of multifamily, retail, office and mixed use assets.

Our dedicated and experienced team combines diversified skills in commercial finance, corporate consulting, real estate brokerage, and real estate development to undertake the re-positioning and asset management role.
Our investment criteria revolves around value-added class C and B multifamily assets, 70 units and greater, retail centers and ground up development in excellent metropolitan markets. Fratelli Capital strongly believes in the long term viability of these asset classes as there continues to be a need for affordable, safe and convenient housing and this is unlikely to change in the foreseeable future. INVESTMENT CRITERIA
Transaction size:
1 to 10 million USD. Minimum 20 units up to 100 units for multifamily. All size retail considered.

Age: Preference is 1978 and newer, but will consider all age properties.

Asset type: B to C+ properties. Prefer B properties in A markets and C+ in A/B markets.

Location: A+ to C+ areas with strong demographics and economic diversity.

Occupancy: Prefer stabilized properties. Will consider lower occupancy if property is well located and has upside.

Target return & investment period: 8%+ cash on cash return.
